A radon inspection is part of the home buying or possibly the home selling process. The prospective buyer may choose to have a Radon inspection in addition to the General Home Inspection. This involves the inspector placing a Radon sensor on a tripod, typically at the lowest point of the structure (often in the basement). Windows and doors are supposed to be kept closed for a 48-hour duration while the sensor continuously samples the air and measures the Radon content. Radon is a naturally occurring, mildly radioactive gas that comes up through the grown and is the second biggest cause of lung cancer in the US. It’s present in approximately 50% of homes in Northeast Ohio and tends to be concentrated in particular geographic areas. The EPA’s safe threshold is 4.0 PCi/l so anything above that is considered high radon level and should be mitigated.
